 In the current climate with fewer new houses being built, depressed values and cheaper plot prices, there has, arguably never been a better time to complete a ‘Self Build’ project.
A Self Build Mortgage is a staged draw down facility with the funding amount pre-agreed to allow the site to be purchased and then the build costs offered in stage payments either in advance or in arrears as the build progresses. |

Self Build Mortgages are underwritten in much the same way as a conventional Mortgage in that the advance will be limited to 75 - 80% of the total project costs and the applicants need to demonstrate that the repayments on the loan can be serviced under normal circumstances once the project is finished.
With all Self Build projects it is important that the contractor carrying out the work is fully qualified, experienced and able to provide an acceptable building warranty. Prior to the formal Mortgage offer it will be necessary to arrange a valuation and assessment of the project to confirm all costs and end values.
