Residential Property Re-Mortgage - Mr and Mrs Liddle, Garforth, Leeds Jan 09

Mrs Liddle first approached us looking for a competitive re-mortgage having come off a previous fixed rate deal and then on a SVR (standard variable rate) product with existing lender. They also wished to raise an additional £25,000 to fit new UPVC windows and doors to their detached property.

Our qualified advisors with on-line access to every mortgage product on the market and quickly identified a new 5 year fixed rate acceptable to the client and saving £180 per month over the current arrangement. With fact find completed the same day we were able to get the lenders outline offer and product illustration to the client the next day along with
application forms.

Our fully managed service ensured the application was back with the lender and a valuation booked for 2 days later. With all formalities complete and efficient work by the lender and client's solicitor the
mortgage was completed withing 4 weeks.

With both applicants employed we secured a 90% advance on competitive tracker product rates
for the clients which represented 3.5 times combined income.

Mr and Mrs Parish, Camberley, Surrey - Equity Release
Facility October 08

John Parish (65) and his wife Stella (62) called us for some general advice on Mortgage Equity Release plans as they had both recently retired from teaching jobs and really wanted to explore their passion for ecology based travel and some volunteer work in South America and Asia.

Commercial Property Mortgage - Mr Shepherd, Stevenage, Herts. (November 08)

Mr Shepherd approached us to secure a Commercial Mortgage on a warehouse facility he had previously been renting for his parcel delivery business. The freeholder was looking to retire out to Portugal and gave our client first option to purchase subject to confirmation of funding within 2 weeks and completion within 6 weeks. Given the brief we completed our executive case summary the same day and had an agreement in principle within 24 hours for a 75% advance of £400K tracking at 2.5% over bank base rate with a 1.5% lenders fee. Within three days the commercial valuation was organised and completed with a satisfactory report to hand within the week.

Solicitors were instructed in week 2 with all searches and due diligence completed by week 4. Funds drawn and the purchase completed in week 5 ahead of schedule.
